This home is a 4,600-square-foot penthouse condo located in Chevy Chase, MD. The condo has two beautiful wrap-around terraces with amazing scenery. We staged the living room, dining room, breakfast room, den, office, patio, primary bedroom, and secondary bedroom. The home needed some fresh paint and wallpaper removal from the dining room to help make the space fresh and bright.

What was the process for staging this home in Chevy Chase?

Our designer, Angela Dugarte, worked directly with the homeowner and their daughter on this staging project to get this home under contract in 17 days, over the asking price, with multiple offers.

Angela and the client met for an initial consultation to review the property and develop a staging strategy for this specific property. During the consultation, we assessed the home’s needs and discussed/ made suggestions on how to improve the overall appearance of the home, so that it appeals to the widest variety of buyers. Angela provided paint color, lighting, and a host of other suggestions to get the home ready for the market.

As you can see in the dining room, wallpaper was removed, and a neutral paint color was added which gave us a blank canvas to design in.

What were the unique challenges this staging project had?

The homeowner’s daughter (whom we worked with) had a strong emotional attachment to the home. This was the home she grew up in and it was very challenging to convey the new purposes some of the rooms served once staged. Angela had to work to gain her trust so the new vision for the spaces could be realized.

The home had original dark wood paneling across the entire living room and long hallways. This meant we needed to warm up the space by bringing in white/ cream furniture and keeping all the art and accessories as neutral as possible.

The living room was the most challenging space to work with because of how big it was. We had to create multiple seating areas to fill the space while keeping the room flowing and comfortable.
