This 3,000-square-foot single-family home is located in Alexandria, VA. Listed on the National Register of Historic Places, Hollin Hills is an innovative Mid-Century Modern neighborhood designed by noted architect Charles Goodman and developer Robert Davenport. We had the pleasure of staging the living room, family room, dining room, breakfast room, office, and primary bedroom. The home also needed some fresh paint and new light fixtures to help make the space fresh and bright to match our staging design.
Our designer, Angela Dugarte, met with the client for a consultation. During the consultation, we assessed the home’s needs and discussed/made suggestions on how to improve the overall appearance of the home, so that it appeals to the widest variety of buyers. Angela also provided paint color, lighting, and a host of other suggestions to get the home ready for the market. Once we decided on a staging plan, we pulled the items from our staging warehouse and scheduled a staging date.
After we staged the home, the listing went live. This home was on the market for 16 days and sold $170k over asking with multiple offers.
The most challenging part of staging this home was that it has a strong mid-century look which called for a very specific buyer. Designing a staging plan around the target market and ideal client is very important to get to the goal outcome of selling the home. Angela focused on creating a style that appealed to a wide range of potential buyers while keeping the mid-century vibe.
The other challenge this home presented is the total open concept with floor-to-ceiling windows. We had to try our best to create a warm and inviting space while also not taking away from the design features like the windows and double-sided fireplace. As you can see, we were able to accent the fireplace piece with modern natural furniture while keeping the open concept feel.
