In this beautiful 4,500-square-foot single-family home located in Washington, DC, we staged the living room, dining room, main bedroom, kitchen, family room, office, and lower-level office. The home was very outdated with a difficult floor plan. The client made a few upgrades (pulling up the carpet to expose the original hardwood and painting most of the walls a neutral color).  Built in 1940 the home originally operated as a doctor’s office in the lower-level. The main appeal of this home for buyers was the location and the large backyard with a pool for its DC location.

What process did we use to stage this house?

We met for an initial consult with the realtor, our designer Jamira Thomas, created a custom design plan and presented it, then we picked the items from our warehouse. The client and realtor were particular in their design style looking for a transitional design with neutral colors. With the help of two assistants, we installed the home in about 4-5 hours. We did go back an additional day to make a few changes requested by the realtor. In the end, the realtor was very pleased with the design and the outcome of our staging efforts.

How long did the process take and what was the outcome?

The listing had a packed weekend of showings and pre-inspections. At the end of it, the realtor got 16 offers. The house, originally listed for $1,850,000, closed for $2,650,000—an eye-popping $800,000 above its asking price. This stage was actually featured in the Washingtonian!

What were the unique challenges this client had?

The realtor was very specific about the design and vision for the property. The client and realtor were very involved in the design process which is different from our typical staging process. The home also had an awkward layout with the lower-level space being an “office” structure, so we had to get creative with the design layout!
